The Gourley Triangle project offers a significant opportunity to shape the future of South Tottenham by delivering: 

  • New places to work that promote opportunities, wellbeing and reduce inequality
  • New places to live with significant investment in council homes 
  • New infrastructure that strengthens the social fabric of Haringey

The proposed redevelopment comes at an important time. The council is committed to suporting the local economy and making sure that recovery, and hopefully growth, is sustainable and creates opportunities for local residents.

The Triangle is part of one of the Mayor of London’s Creative Enterprise Zones and the acquisition of this site is supported by MHCLG’s Future High Streets Fund programme.

Where is the Gourley Triangle?

The Gourley Triangle site sits within St Ann’s Ward. It is located on Seven Sisters Road, to the southwest of Seven Sisters Station. The site is included within the Tottenham Area Action Plan as having potential for employment-led redevelopment.

Engagement and placemaking 

The project will deliver co-design and engagement with local residents and businesses to ensure that the ambitions of local people of all ages and backgrounds are fed into the emerging masterplan. This will include:

  • Creative forms of engagement and co-design to build capacity amongst local young people, businesses, and residents to respond to the severe impact of Covid-19 on the creative industries and empower young people to connect with Tottenham based creative businesses
  • Empowering local communities to participate in the design process to ensure that key objectives for the masterplan align with local aspirations/needs
  • Unveiling concrete insights and suggestions for the site, for the look and feel of the development, how it connects to the surrounding area, and the ambitions and hopes local people have for the site

Draft Masterplan objectives 

The following masterplan objectives build on the council’s aspiration for the site as set out in the Area Action Plan. These provide a starting point and will be shaped through the engagement process. 

Gourley Triangle at Work

  • Aim to deliver no net loss of employment space
  • Provide opportunities for varied employment uses
  • Work with existing businesses to make sure that an relocation meets their needs eg. relocation in the borough or reprovision of space in the development for ‘front of house’ uses

Embracing placemaking and improved connectivity 

  • Maximise opportunities for local creativity as the site has already been designated as a ‘Creative Enterprise Zone’ 
  • Define character through active frontages and a lively public realm that is attractive, functional and safe
  • Understand potential for wider placemaking benefits in connections to local green spaces
  • Deliver an inclusive engagement approach around placemaking with as many different local groups as possible

Climate and sustainability at its heart

  • Target net zero for new development, prioritising renewable energy sources 
  • Retain buildings where possible to enhance local character
  • Prioritise preservation and enhancement of existing biodiversity
  • Deliver on the Council’s ‘Health in All Policies’ agenda, by responding to air and noise pollution, minimising parking and promoting use of sustainable transport (walking and cycling)

A Community Wealth Building approach 

  • support the Council’s Community Wealth Building Agenda 
  • Drive wider local benefits relating to placemaking and social value, such as a unique workspace offer that links to businesses across Tottenham and beyond
  • Deliver local employment and education opportunities, particularly for young people
  • Employ an engagement strategy which will empower existing businesses to make a choice about their future

Delivery of Council rented homes

  • Provide secure, high quality and affordable housing which residents are proud to call home.
  • Maximise the number of high quality Council Rented Homes on the site
  • Deliver inclusive, mixed and sustainable communities

In April 2021, Haworth Tompkins Architects were appointed as Lead Consultant as part of a multi-disciplinary team working on the project. This includes local architectural practice NOOMA Studio and workspace architects ‘Architecure 00’.

Between August and October 2021, we will be engaging with local businesses and residents to develop an approach to placemaking and this will include key milestones as follows:

  • Meet the Design Team Event – introduction to the site (August)
  • “Forage for the Future” – creative exploration of the site through photography, drawing and writing (23rd August)
  • 121 Business engagement and surveys (August-September)
  • Free skills workshops for local start ups: Finance, business management, HR and marketing (September)
  • “Talks from the Next Generation” talks from creative Tottenham based businesses to gather ideas and insights about local people’s creative ambitions for the area (September)
